Our client was buying a building plot for CZK 8m. The land registry looked clean. Our in-depth review uncovered an unregistered access easement in favour of a neighbour from 1998. Without resolving it, the client couldn't build to plan. We negotiated the removal of the easement before signing.

Developer

Must a developer fix defects that only appear after final approval?

Unit buyers discovered water ingress in the garages 14 months after occupancy approval. The developer denied responsibility, citing acceptance without reservations. We proved a latent construction defect and negotiated repairs at the developer's cost — without going to court.
