# Every tenth property
hides a legal problem

For most people, property is the biggest investment of their life. We review transfers, handle development projects and protect owners from hidden liabilities.

Typical situations

## Recognise your case?

### You bought a property and discovered hidden defects

After moving in, you find damp, cracks or issues the seller kept quiet about. Your complaints hit a wall.

### The developer didn't deliver on promises

The flat doesn't match the visuals, common areas are unfinished or the handover date slipped by months.

### An easement is blocking your plans

There's a right of way or easement on the land that stands in the way of your project. You need it removed or modified.

### Your tenant won't pay or won't leave

The tenant owes rent, is damaging the property or refuses to move out. You need a fast, lawful solution.

### Zoning or building permit trouble

The authority rejected your building permit, changed the zoning plan or a neighbour objected to your build.

### Co-owners can't agree

You co-own a property with others and can't reach agreement on management, letting or selling.

### The land registry rejected the ownership transfer

You bought a property, but the registry refused to record the transfer. You need to fix the filing or appeal.

### Dispute over common parts of an apartment building

The homeowners' association isn't working, a neighbour is building without consent, or you can't get the roof repaired.

Practice

## What we handle

Property transfers and purchase agreements

Development projects and construction

Easements and servitudes

Lease and tenancy agreements

Land registry proceedings

Zoning and building law

With real estate, prevention is doubly important: it's always cheaper than a dispute. We check everything before you sign.

Process

## How we work

 01

### Legal due diligence

We check the land registry status, existing easements, liens and potential restitution claims. We find out what you're really buying.

 02

### Documentation

We prepare the purchase agreement, escrow arrangement and secure the purchase price. Every detail protects your investment.

 03

### Completing the transfer

We coordinate with the land registry, the bank and the other party. We oversee the entire process through to the ownership entry.

From our practice

## Decision moments

Property transfer

### What if there's an easement the seller doesn't know about?

Our client was buying a building plot for CZK 8m. The land registry looked clean. Our in-depth review uncovered an unregistered access easement in favour of a neighbour from 1998. Without resolving it, the client couldn't build to plan. We negotiated the removal of the easement before signing.

Developer

### Must a developer fix defects that only appear after final approval?

Unit buyers discovered water ingress in the garages 14 months after occupancy approval. The developer denied responsibility, citing acceptance without reservations. We proved a latent construction defect and negotiated repairs at the developer's cost — without going to court.
